We are selling hotels. We are looking for hotels. And you will not find a single name here.

Last month we circulated a deal sheet: hotels for sale and mandates to buy, across four countries, with not one owner or buyer identified. This is why.

Not one owner named on either side. That is not us being coy. It is the model. Off-market works precisely because a name never travels further than the agreement that protects it.

A word on who is behind this. I run hotel transactions with Aleš Machač out of Prague. I bring two decades of hospitality operating depth, from luxury food and beverage to asset repositioning. Aleš brings Central European deal flow and direct owner relationships, and reads the building itself. The venture exists for exactly this work.

Here is how we transact, in an order we never vary.

  • Sign first.
  • Then the teaser.
  • Then the mandate, in writing.
  • Then the fee, papered across the whole chain.
  • Then, and only then, the introduction.
